I’ve learned that the inspection tends to be one of the most stressful parts of buying a home, and I think a lot of that comes down to not really knowing what to expect. A home inspection report is going to have a lot of stuff on it. Sometimes dozens of items, sometimes 50, 60, or even 100+. And when you see all of those things listed out, it can be pretty overwhelming. But the important thing to understand is that the inspection report isn’t just a checklist of things the seller needs to fix. The real value is being able to understand what actually matters. There’s a big difference between a small cosmetic issue and a major issue that could cost thousands of dollars or affect the home in a meaningful way. Your inspection contingency period gives you time to go through those issues, figure out what you’re actually dealing with, and decide whether there are things you want to negotiate with the seller. That doesn’t mean the seller is going to fix everything. There’s no one-size-fits-all approach to an inspection, and every situation is going to look a little different. The goal is to understand the issues with the home and decide: are these things you’re comfortable taking on once you own the house, or are they serious enough that you can’t move forward unless something gets resolved? You might have a list of must-haves — three bedrooms, two bathrooms, an updated kitchen, a specific neighborhood, maybe a finished basement — and then you start touring homes and realize some of those things don't actually matter as much as you thought they would. And that's totally normal. Your priorities can change once you actually start seeing what's out there, the things you may end up being willing to compromise on will change, and it's important to note that compromising doesn't necessarily mean you're settling.
