Some of these programs offer up to $18,000 in closing costs and down payment assistance. For some, this can cover most (if not ALL) of their closing costs and down payment required. I think this is a great program that frankly just doesn't get talked about enough. I help a lot of first time homebuyers and I find that most people are under the assumption that they need thousands and thousands of dollars saved for a down payment and that's just not the case. Being misguided on how accessible homeownership is can make owning a home feel so out of reach. But, as a first time homebuyer if you can utilize a program like this, you will find that owning a home is actually not that far out of reach. As a first time homebuyer, the barrier to entry into homeownership can feel a little daunting. Understanding the benefits of being a homeowner, but feeling like you can't achieve it can be stressful. Something I think more people need to SERIOUSLY consider is buying a fixer-upper property as their first home. There are many benefits to buying a fixer upper property. These homes are usually priced cheaper because the seller knows it needs work. That can be very helpful for you as a first time homebuyer, as it can really open up the door to homeownership. Finding the right property is key. You want to make sure you are looking out for homes that have "good bones". Cosmetic fixes are the ones you want to be making, especially if you are still new and dipping your toes into the DIY world. These are manageable and just take a bit of knowledge, patience and some elbow grease. By making these fixes to your home yourself and not hiring the work out to contractors, your return on investment is much greater. This is what is known as "forced equity" - making upgrades and changes to the home in order to increase the value.
